Yes — that is often the first part of the job. Leaks can originate from several points: the roof covering itself, the flashing where the roof meets a wall or chimney, a blocked or damaged gutter, or a cracked external render. I will inspect the full envelope of the area you're concerned about and tell you exactly where the problem is before quoting for any work. You will not be paying for guesswork.
It depends on the system, the extent of the damage, and where it is on the roof. A flat roof on a modern GRP or EPDM system can last 25 years or more; a felt roof may start causing problems at 15. If there are multiple failure points or if the substrate has taken on water, a replacement is usually the better investment. I will give you an honest assessment — if a repair is genuinely the right answer, I will say so. If the roof needs replacing, I would rather tell you now than have you pay for repairs that buy you six months.
I can handle most of the associated internal work — particularly replastering damp-affected areas and redecoration of damp-affected areas. Once the roof is sorted and the area has dried out properly, we can assess what the internal ceiling and walls need. Having one contractor who can see the whole job through from the external repair to the finished interior is a lot simpler than co-ordinating two separate trades.
